Charles Schwab, a prominent financial services firm, had been comfortably nestled in a 5,000
square foot ground floor space in Uptown Albuquerque’s traditional office environment. However,
the traditional office space they occupied for years no longer aligned with their new business model
and vision. The company sought a shift to a retail-centric facility, prioritizing visibility, and driveup
parking. This change meant more than aesthetics—it was a move from closed offices to an open
design with lounges and conference areas, all while staying committed to the Uptown area.
A detailed survey of both listed and discreet market opportunities was embarked upon. Unfortunately,
no existing locations checked all the boxes for Schwab’s requirements. Recognizing the unique needs
of Charles Schwab, the REA team identified three potential sites where a custom-built solution might
be possible. With well thought out evaluation and negotiations, a build-to-suit lease was secured at
the top preferred site in alignment with Schwab’s prototype.
