The New Mexico Mortgage Finance Authority (MFA), having outgrown its original office building,
engaged REA | Real Estate Advisors to locate a new building. After purchasing their new location,
REA was selected through an RFP process to sell MFA’s long-term headquarters in downtown
Albuquerque. Due to rising interest rates and increasing remote work trends, the sale of an
unoccupied office building faced multiple challenges, including Albuquerque’s Downtown which had
fallen out of favor with office property occupants and investors.
While the property was marketed on multiple online platforms, REA developed a direct-marketing
campaign targeted towards owner-users already present in the downtown area who could purchase,
rather than lease, an office building. Within ninety days of listing, several prospects were identified,
and an LOI was received shortly thereafter from a consortium of three non-profit organizations which
were located in Downtown. Negotiations commenced within the framework established by the MFA’s
Board of Directors and a Purchase Agreement was executed approximately six months after the
property was listed for a purchase price that was in line with the original Broker Opinion of Value.
